What Tenant Placement Means (and What It Doesn’t)
With placement only, our work ends at move-in. You get a signed Georgia lease, a move-in inspection report and a tenant who has been screened against written standards. After that, you can manage the tenancy yourself, or bring us on for ongoing management whenever you want.
Choosing the right tenant matters more than almost any other decision you make as a landlord. A well-screened tenant pays on time and takes care of the home. A poor match can mean unpaid rent, repairs and a court case. That is why we put most of our effort into the steps before the keys change hands.
How Our Atlanta Tenant Placement Process Works
- 1
Rental analysis and pricing
We review the home, compare it with current listings nearby and recommend a rent that fits the market. We also point out anything worth fixing before it is listed, so the home shows well from the first day. - 2
Photos and listing
We prepare accurate photos and listing details and publish your rental so qualified renters can find it. - 3
Showings
We schedule and lead in-person tours and answer questions from prospective tenants, so you do not have to coordinate calendars. - 4
Applications
Applicants complete a full application. We give them our written criteria first, so people who will not qualify can decide not to apply. - 5
Screening
Every adult applicant is checked against the same written standards. The details are in the screening section below. - 6
Lease signing
We prepare a Georgia lease with the required disclosures, set the security deposit within the legal limit and collect signatures. - 7
Move-in inspection and handoff
We complete a documented move-in inspection and give you the signed lease and tenant file. From there you manage the tenancy, or we can take over with property management.
“I recently rented my house with the help of Kiana and can’t stop bragging about the outstanding service provided all along from tenant search, background verification and lease agreement finalization.”

Tenant Placement Fees in Atlanta
| What you pay | Amount | When |
|---|---|---|
| Tenant placement fee | 75% of one month’s rent | When the lease is signed |
| Monthly fees | None for placement only | Not applicable |
| If we do not place a tenant | No placement fee | Not applicable |
On a home that rents for $2,000 a month, the placement fee is $1,500, paid once. There is no monthly charge.
For reference, placement fees across the Atlanta market commonly run from about half a month’s rent to a full month’s rent. Costs to make the home rent-ready, such as cleaning or repairs, are separate and paid by the owner.
Tenant Placement vs. Full Property Management
| Tenant placement only | Placement plus property management | |
|---|---|---|
| Rental analysis, listing and showings | Included | Included |
| Screening and Georgia lease | Included | Included |
| Move-in inspection | Included | Included |
| Rent collection after move-in | You | We handle it |
| Maintenance requests and repairs | You | We coordinate them |
| Routine inspections | You | We handle them |
| Monthly owner statements | Not included | Included |
| How you pay | One-time placement fee | Monthly management fee plus the placement fee |
Placement is a good fit if you live nearby, are comfortable collecting rent and handling repairs, and want expert help with the riskiest step: choosing a tenant. Many owners start with placement and add management later.
How We Screen Rental Applicants in Atlanta
Income
Credit
Rental history
Eviction records
Criminal background
We follow the federal Fair Housing Act, and we apply our criteria the same way to every applicant. Screening lowers your risk, but no process can remove it entirely.
“In all of the time that I’ve spent working with her, I’ve never had an issue with the property nor tenant and I have Kiana to Thank!”
How We Market and Price Your Atlanta Rental
Priced to the market. Atlanta rents have been mixed this year, so we price from current comparable listings, not last year’s number. Pricing too high can leave a home empty longer than a modest reduction would.
Ready to show. Renters respond to clean, well-kept homes with accurate photos and honest listings. We tell you what to fix or freshen up before the first showing.
Fair and consistent. Our listings and conversations follow fair housing rules, and we answer every inquiry the same way.
Georgia Lease Rules We Build Into Every Placement
Security deposit limit. For leases signed or renewed on or after July 1, 2024, the deposit cannot exceed two months’ rent.
Fit-to-live-in standard. Georgia leases now carry a duty to keep the home in repair and fit for habitation.
Notice before eviction. For unpaid rent, a landlord must give written notice and at least three business days before filing for eviction.
Required disclosures. Lead-based paint information for homes built before 1978, flood history and the name and address of the owner and manager.
Fair housing. The same criteria, applied the same way, for every applicant.
This is general information, not legal advice. Laws change, so check the Georgia Landlord Tenant Handbook from the Georgia Department of Community Affairs for current rules.
